The Naples real estate market proved resilient this summer, with strong buyer activity and steady home values. According to the August 2025 Market Report by the Naples Area Board of REALTORS® (NABOR®), closed sales rose 11% year-over-year, reaching 604 transactions compared to 544 in August 2024.

While inventory declined month over month, it still grew 9.1% annually to 4,892 properties. Experts note some sellers temporarily pulled homes from the market, creating a “shadow inventory,” while rising pending sales signaled renewed buyer confidence.

Despite a slight dip in the overall median closed price to $588,500, values remain significantly higher than pre-pandemic levels—still up 80% compared to 2019. Single-family homes saw a median price increase to $732,000, while condos averaged $408,000, reflecting varying demand across property types.

 

Industry leaders agree: buyers have more opportunities today, and motivated sellers who price competitively are achieving strong results. With fall and winter traditionally being peak selling seasons in Naples, the market is expected to remain active.
