Naples Real Estate Market Builds Strong Summer Momentum
The Naples real estate market is heating up this summer, delivering one of its strongest June performances in the past five years. According to the latest market report from the Naples Area Board of REALTORS® (NABOR®), increased buyer activity, healthy pending sales, and tightening inventory are creating favorable conditions for both buyers and sellers as the second half of 2026 begins.
Home Sales Continue to Climb
June closed with 881 home sales, representing a 19% increase over June 2025. Even more encouraging, pending sales rose 15%, indicating that strong sales activity is likely to continue throughout the summer months. Year-to-date, closed sales have increased nearly 18%, while pending sales are up more than 28%, reflecting sustained confidence in the Naples housing market.
These numbers demonstrate that buyers remain active despite higher borrowing costs, as Naples continues to attract both primary residents and seasonal homeowners seeking Southwest Florida's exceptional lifestyle.
Inventory Tightens While Demand Remains Strong
One of the biggest shifts in June was a significant reduction in available inventory.
Overall housing inventory declined 23.4% year-over-year to 4,741 homes, while the months of inventory supply fell from 9.7 months to 6.3 months. New listings also declined nearly 10% compared to last June, continuing a trend of fewer homeowners choosing to list their properties during the summer season.
Unlike many Florida markets that continue to see elevated inventory levels, Naples is experiencing a healthier balance between supply and demand. This helps preserve property values while giving motivated buyers quality options to choose from.

Luxury Homes Continue to Lead the Market
The luxury segment remains one of Naples' strongest performers.
North Naples neighborhoods—including ZIP codes 34109, 34110, and 34119—experienced a 22.8% increase in single-family home sales, while the median sales price climbed 10.8% to more than $1 million. Continued development of luxury communities and steady demand from affluent buyers have helped fuel this growth.
For luxury sellers, current market conditions continue to support strong pricing, especially for well-maintained homes that are professionally marketed.
Condo Market Shows Impressive Recovery
After several years of challenges related to insurance costs, structural reserve requirements, and special assessments, Naples' condominium market is showing encouraging signs of recovery.
Condo sales increased 27.7% compared to last June, while pending condo sales rose 10.2% for the month and more than 48% year-to-date. Inventory of available condominiums also declined significantly, indicating that buyers are once again embracing condo ownership throughout Collier County.
Although condo prices softened slightly during June, increased transaction volume suggests renewed buyer confidence and improved long-term market stability.
