Naples, Fla. (March 28, 2025) – According to the February 2025 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), inventory increased 35.8% to 7,320 properties from 5,389 properties in February 2024. Overall closed sales decreased 9.5% to 584 closed sales in February 2025 from 645 closed sales in February 2024, but it increased 6% compared to closed sales reported in January 2025 (511 closed sales).
Although the overall median closed price in February increased 4% to $650,000 from $625,000 in February 2024, the report also showed sellers taking action to stay competitive, with 2,883 price decreases reported during the month to contend with the growing number of properties on the market.

As the spring thaw sets in, new housing momentum is “flashing encouraging signs” for the market, says NAR Chief Economist Lawrence Yun.

A notable uptick in housing inventory nationwide may be pulling the real estate market out of a long winter hibernation.

Total existing-home sales, which account for completed transactions for single-family homes, townhomes, condos and co-ops, rose 4.2% month over month in February, the National Association of REALTORS® reported Thursday.

Naples, Fla. (January 24, 2025) – The Naples area housing market ended the year strong, dispelling whispers of falling values and reluctant buyers.
The overall median closed price during December decreased 4% to $600,000 from $625,000 in December 2023. This decrease was driven largely by a 13.9% decrease in the median closed price for the condominium market to $447,750 from $520,000 in December 2023.
The median closed price in the single family home market increased 2.3% to $767,500 from $750,000 in December 2023. Both sellers, whose confidence in the Naples housing market was demonstrated in a 26% increase in new listings for December; and buyers, whose appreciation of the increased inventory resulted in a 7.4% increase in pending sales during December, reaped the benefits of a housing market that is delivering on its reputation.

Arthrex, the orthopedic surgical instruments company headquartered in North Naples, has been in negotiations to build a 1 million-square-foot facility as part of Southwest Florida International Airport’s Skyplex project.

A 40-year-lease agreement with the option to extend by 10 years to 50 years overall between Arthrex and the Lee County Port Authority was added as a walk-on item to the agenda for Jan. 16’s meeting.

The average rate on 30-year mortgages fell from 6.69% last week to 6.6%, the lowest level since Oct. 24. The rate on 15-year fixed-rate mortgages fell to 5.84%.

NEW YORK — The average rate on a 30-year mortgage in the U.S. eased for the third week in a row, welcome relief for prospective homebuyers during what’s typically a less competitive time of the year for the housing market.

The rate dropped to 6.6% from 6.69% last week, mortgage buyer Freddie Mac said Thursday. A year ago, the rate averaged 6.95%.

Borrowing costs on 15-year fixed-rate mortgages, popular with homeowners seeking to refinance their home loan to a lower rate, also eased this week. The average rate fell to 5.84% from 5.96% last week. A year ago, it averaged 6.38%, Freddie Mac said.

The average rate on a 30-year mortgage is now at its lowest level since October 24, when it was at 6.54%.

Mortgage rates are influenced by several factors, including the moves in the yield on U.S. 10-year Treasury bonds, which lenders use as a guide to price home loans.

Naples, Fla. (November 1, 2024) – Overall inventory of homes in Naples increased 37.3% in September to 4,288 properties from 3,123 properties in September 2023, which benefits home buyers.

According to the September 2024 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), the rise in inventory was met with increased buyer interest as indicated by pending sales (sales under contract) during September, which increased 1% to 622 pending sales from 619 pending sales in September 2023. Broker analysts reviewing the September report are confident more sellers will enter the market in the coming months in anticipation of a visitor increase during the winter. Pre-season buyers are encouraged to take advantage of the increased property selections available before competition heats up.

Will Supply Exceed Demand?

“The monthly supply of homes is up 50% compared to last year,” said Sherry Stein, CRB, Managing Broker, Berkshire Hathaway HomeServices. “This is good news for buyers looking to purchase a home before the season starts as many more home choices are available, and interest rates may still creep downward."
