The Lee County residential real estate market continued to decline in August, with single-family home prices and sales activity reflecting ongoing correction following the 2022 post-pandemic surge. Inventory levels reached a 6.7-month supply, up 21.4% year-over-year but slightly lower than July, positioning the market in mild buyer’s territory. Median single-family home prices fell to $353,238, down 4.7% since January and 5.8% from August 2024, while pending sales increased 22%, signaling renewed buyer interest.
Sales activity slowed seasonally, with 1,072 closed transactions in August, an 8.8% year-over-year decline, and homes spending longer on the market (median 51 days). The condo sector experienced sharper declines, with median prices down 11.3% to $248,000, inventory extending to 11.1 months, and units taking 105 days to sell on average. Broader economic factors—including interest rate uncertainty, rising insurance premiums, increased HOA fees, and higher condo supply from new construction—contributed to the downturn.
Despite these challenges, realtors noted that long-term homeowners remain in strong equity positions, and potential interest rate cuts could reignite market activity.
