According to Redfin, the median sale price in September 2025 was approximately $313,650, representing a –13.6% year-over-year change. Homes are taking about 93 days to sell, up from approximately 70 days a year prior. According to Zillow, the average home value in Fort Myers was about $315,763, down roughly –11.5% over the last year.
These figures suggest that the market is tilted toward buyers, with increased inventory and reduced urgency among buyers compared to the high-velocity market of the pandemic years.
Coconut Point in Estero is gearing up for a two-year refresh aimed at modernizing the open-air shopping district and elevating the customer experience.
